Sherwin Williams Armorseal Treadplex. Should you buy it?

Sherwin Williams Armorseal Treadplex is a very durable interior/exterior paint designed for wood and concrete floors. 

Treadplex has been around for several years and has been used thousands of times. It is a great product for hospitals, labs, light commercial areas, and has even been used on helipads. 

It leaves a touch, chemical and abrasion resistant finish.

I have painted this product on concrete stairs and a storage unit. It has always held up very well. 


I couldn’t find much information online about Treadplex, so I decided to share my experiences here.

Sherwin Williams Armorseal Treadplex Coverage


Treadplex is a self priming coating. Apply this product right over properly prepared surfaces. These can be bare surfaces or previously painted surfaces.

Always do at least two coats, even if one looks good.  

One gallon will do about 400 square feet. This can change a little bit either way, depending on how porous the wood or concrete is. 

If the concrete or wood is extra porous, then you may not quite get the 400 square feet. If it is previously painted you might get more than 400 square feet.  

Armorseal Treadplex Application

This product is very easy to apply. A ⅜ inch roller nap should do the trick on most surfaces. 

If the concrete is a little rough or if there are deep grooves in between wooden planks, a ½ inch nap is a great choice. 

Using an airless sprayer is a great option as well. It will give a nice, smooth finish. Reduce it with water if necessary. 

Make sure there is not a clear coat on the wood or concrete. These are hard to see, but will cause the paint to fail if painted over.

You can check for a clear coat by doing a water test. Drop a few droplets of water onto the wood or concrete. If it beads up, there is a clear coat that needs to be removed. If water is absorbed, you can go ahead and paint. 

You will want to wait about 4 hours at room temperature to do a second coat. 

After finishing the second coat, wait about 8 hours before any light foot traffic. 

Wait about 18 hours for heavy traffic.

A full cure will take 7 days. I would wait the full week before dragging in heavy equipment or furniture. 

You can also have the paint store add slip resistance when tinting. Products like Sharkgrip are tiny silicone beads that go in the paint and give it a gritty finish.

Armorseal Treadplex Washability and Durability

Treadplex is designed to be very washable and durable. It stands up to hard wear, oils, grease, abrasions, and cleaning equipment.

I have seen examples of this product lasting 10+ years on decks and workshop floors. 

I would not use this product in a garage or anywhere there will be vehicle traffic. Treadplex will probably fail in those cases. 

Armorseal Treadplex Sheen Levels

Treadplex is only available in a semi-gloss sheen. It would be nice to have a couple of different options.

Personally, I would like to see this product in a slightly lower sheen as well. A satin or eg-shel would be nice.

Armorseal Treadplex pricing structure is weird. For homeowner/DIY customers, the price is well over $100 per gallon.

This product is marketed towards contractors, so they list the price very high for everyone else.

If you really need a gallon, most Sherwin Williams stores will give you a better price if you ask nicely. 

For a contractor, Treadplex should be $35-$50 per gallon. This depends on the size of the job/painting company. Bigger companies that spend more money, get better prices.

Sherwin Williams Armorseal Treadplex is a high quality floor coating.  

It has a nice, smooth finish and its durability and washability are better than most products out there. 

If I needed a floor coating for a commercial/industrial space, this is the product I would choose. 

For a more residential space, Sherwin Williams has another product called Porch and Floor Enamel

It is a very similar project, but designed to be used around the house.

What is Armorseal Treadplex used for?

Armorseal Treadplex is a floor coating used in light commercial settings. It is a great option for warehouses, labs, storage units, etc.

Is Armorseal Treadplex an epoxy?

No, Treadplex is not an epoxy. It will not be as durable (or as expensive) as an epoxy.

How long does Armoerseal Treadplex take to dry?

Treadplex dries to the touch in about an hour. It can be recoated in four hours. It can withstand light foot traffic after eight hours and heavy foot traffic after about 24 hours.

Is Armorseal Treadplex waterproof?

Treadplex will be fine in rain or snowy weather, but it is not designed to be submerged.
